The QMN is seeking a suitably qualified consultant to conduct a Condition Assessment Audit of each QMN (only) facility specified in section 1.3 Sites in accordance with the QG MMF. The final report will provide an assessment of the organisation’s anticipated maintenance liability for the next three (3) years. The Consultant is required to;
a) Conduct a thorough physical inspection and Condition Assessment audit of each building and its’ individual elements and services to evaluate the physical state and any deficiencies, failure or non-compliance with statutory requirements for all building elements, grounds and services associated with the individual facilities limiting to the following services; Mechanical, Electrical, Security and Access Control Services, Fire Protection, Structural and Civil, Hydraulic and Transportation.
b) Identify and communicate promptly to the Project Manager any actions the assessor deems necessary to mitigate immediate risks until remedial works (or other actions) are actioned.
c) Ensure the Services are performed by “Competent assessors” as defined in the QG MMF
Building Condition Assessment (MMFBca) guideline;
d) Produce a detailed written Condition Assessment Report (CAR) incorporating a Schedule
of maintenance works in an excel format (refer section 1.8 Deliverables below); and
e) Deliver a presentation on the final report.
