Property Sales Agent – Coomera divestment

The Department of State Development (DSD) represented by Property Queensland is managing the divestment of 17 George Alexander Way Coomera, (Lot 37SP194229) on behalf of the Coordinator-General.

The 2.09 hectare unimproved property is currently zoned ‘Centre’ under the City of Gold Coast Council Plan 2016.

A property sales agent is required to provide advice on:
• marketing method e.g. tender, expressions of interest, public auction etc,
• indicative sale prices,
• likely purchaser / target market,
• optimum timeframe to achieve a sale, and
• devising a marketing strategy to maximise market exposure.

The property sales agent in consultation with DSD will be responsible for:
• the advertising and marketing program
• using their network of contacts to identify potential purchasers to achieve the best sale price
• accompany potential purchasers on site inspections
• undertake negotiations and communications with potential purchasers on behalf of the state through to settlement
• providing advice to DSD to assist with assessing the offers to purchase
• ensuring accurate information of the properties is provided
• attending meetings as required throughout the process.

Expectations of the property sales agent will include:

Objective 1: Appraise market conditions and devise an appropriate marketing campaign. 
The Successful Offeror is to evaluate the market conditions for the property and provide an appropriate marketing campaign. The marketing campaign is to include a detailed advertising strategy including costs, recommendations for optimising the sale outcome and recommended timeframes with a view to commence immediately.

Objective 2: Implement appropriate marketing campaign
With appropriate approvals from DSD, the Successful Offeror is to implement the marketing campaign and provide ongoing communication and updates to DSD.  Updates to DSD will include weekly email reports detailing all enquiries (phone, email, networks) and interactions with potential purchasers (inspections).  The Successful Offeror will be required to meet with DSD shortly after engagement, one week prior to the closing of the campaign, prior to a sale contract being executed and as required.

Objective 3: Negotiate and communicate with potential purchasers through to settlement as directed by DSD, assist in analysing offers and provide recommendations.

Requirements for submitting an offer:
• Key personnel must supply a copy of appropriate licences to operate as a real estate agent in Queensland. Offerors are required to detail nominated key personnel (key agents and their licence numbers).
• Demonstrated relevant property expertise selling properties of a similar nature in the Gold Coast market.
• Demonstrate capacity to undertake the scope of work with a view to commence the work immediately.

Offerors are required to detail their pricing by providing one or more methods, being fixed price, commission or capped costings along with payment method requirements for the duration of the contract. All offers should include the full extent of proposed marketing and the cost is to be included in the final price provided to DSD. Any proposed additional fees, other than marketing and commission, must be detailed by the Offeror as part of the offer.

DSD will provide assistance with property information to assist the marketing campaign such as draft contract, property maps, titles, survey plans and other advice as required.
