View Contract Details

As a selected proponent, your company is invited to tender for Principal Contractor services for the construction of the Building 500 Clinic Practices Building (CPB) Ground floor, CPB2 wing, Tenancy T1 and T5 Reconfiguration project to be constructed on the James Cook University (JCU) Townsville Campus.

A site inspection will be held by JCU at 10:00am, 11 March 2022 - Assemble at Tenancy T1 northern Entry Doors; Note JCU Campus’ are a permit parking site.

This project comprises of the creation of a circa 317 square metre Tenancy T5 to the existing unoccupied supermarket tenancy T1. The preferred tenderer will need to meet budget and demonstrate their capacity and compelling methodology to deliver the project by early 2022, ready for a Food Retailer to move in and operate out of this tenancy by early 2022.

The Works Under Contract comprises:

1. New inter-tenancy wall splitting the existing supermarket tenancy into two tenancies of T1 and T5 to enable the two tenancies to be re-certified.
2. Tenancy T5 Landlord’s Works:
   1. Various works to re-certify this space an empty tenancy.
   2. Relocation of existing furniture, fittings and equipment and miscellaneous items.
   3. Demolition work.
   4. Electrical Services – New Electrical Distribution Board, General Lighting, Emergency and Exit Lighting, Fire Detection and Alarm System, Communications Feed,
   5. Wet Fire Services
   6. Mechanical Services
   7. Reinstate the existing flooring system.
3. Tenancy T1 Landlord’s Works:
   1. Various works to re-certify the tenancy with the reduced floor area.

The project is tendered with a construct only AS4905 Medium Works contract with the successful tenderer being awarded a contract with a fixed lump sum contract price.
