The Queensland Government Accommodation Office, through QBuild is seeking expressions of interest (EOI) for Comprehensive Professional Facilities Management Services for the 1 William Street Building, Brisbane Qld.

Suitably experienced Facilities Management Providers are invited to download the Invitation Documentation and thoroughly review the mandatory requirements of the EOI.

1 William Street transforms and revitalizes the parliamentary end of George and William Streets, Brisbane. The development of the 1 William Street commercial office tower has been the catalyst for the entire George Street government precinct to be redeveloped.

The office tower, which is the home of the Queensland Government and public service, comprises a 43 level, A-Grade commercial office building with Premium services, providing approximately 75,000m2 (NLA), including 1,000m2 of retail space - the latter of which is leased to the private sector.  

The 4 basement levels provide 316 car parks, loading areas, extensive “end of trip” facilities for approximately 600 bicycles and storage with associated plant and back of house services.

Floor plates range from approximately 1,900m2 to 2,100m2.

1 William Street includes a high level of environmental credentials, targeting a minimum 5.0 Star Green Star Office Design Rating (V3) and a 5.0 Star NABERS (National Australian Built Environment Rating System) Energy Rating.

This Expression of Interest (EOI) process will result in a shortlist of suitably assessed, Facilities Management Service Providers. The EOI contains 100% weighting for Non-Price Criteria, with mandatory criteria which are required to be met for a Tenderer to be considered for evaluation or shortlisting.

The successfully shortlisted suppliers will then be invited to provide a fee proposal based on their EOI submission and additional non-price criteria responses.  The weighting applied will be 70% Price & 30% Non-Price.
